Our clients (two friends and business partners) approached us just over six months ago to help them source, build and manage an HMO to earn some passive income and get their money working for them. Once they signed up with us, we got the process started. Our clients were the typical "cash rich/time poor" profile, of which we have helped many before.
We sourced them a property that was tailored to their requirements. Within weeks of signing up with us, we found them a property through an online auction house. This is a two-storey mid-terraced property with a brick single-storey section to the front left side. There are gardens to the front and the rear. The property has an access footpath to the rear. Situated in the town of Windsor, this house is conveniently located approximately 2.4 miles from M4 motorway junction six and a mile from Windsor & Eton Central Station.
The property was guided at £300,000 as a cash purchase only because it was a non-traditional building.
Our client on this project were made up of 3 friends in their 20’s looking to come together for their first property investment venture together. We sourced, designed, developed, and now manage this property on behalf of our client. We assisted them to acquire a freehold mixed-use building which comprises of a ground floor shop & flat (both sold on long leases) and a first floor self-contained flat.
The first floor has been converted from a 2-bedroom flat into a 5 bedroom ensuited co-living space inclusive of a loft conversion and finished to a very high standard before being refinanced and let out providing cash flow.
Our client approached us to see if we convert his family home into an HMO. We undertook an initial feasibility of the property to see how we could maximise the value of his property. We were able to considerably increase the footprint of the house througha double storey side extension and create a 9 bed en-suite HMO through full planning (Sui-Generis).
Once the plans were approved, we developed the detailed design and started constrcution works for the project. Fast forward 7 months we provided a full turnkey development ready to let out to professional tenants.
